Experience the best of Sicily in this generously-proportioned rural villa, close to white sand beaches and the Baroque splendour of the cities of south-east Sicily.
Created out of local light grey Modica stone, the villa is fronted by a huge patio that looks out over a magnificent palm-studded garden with large pool whilst inside, several living rooms and a large kitchen make it the ideal choice for a large gathering of friends or families.
A large shady L-shaped veranda has views across the garden, with a dining table and portable barbecue. A courtyard, furnished with small tables and chairs, a sunshade and a pretty seating area, overlooks a small toddler play area. There is also a ping pong table.
The saltwater pool – with hydro-massage area – is surrounded by an ample sundeck with sunloungers, umbrellas and is overlooked by a furnished gazebo. There is also an outdoor shower.
An independent indoor kitchen with a traditional wood-burning oven is the ideal spot to cook Sicilian-style. The villa also has a lovely kitchen garden, with fresh fruit and vegetables available to guests.
The living area leads out to the veranda. The room has leather sofas and armchairs around an open fireplace, a TV corner and a dining area. A staircase leads up to the first floor.
A well-equipped kitchen has direct access to the courtyard. A laundry room, with washing machine and tumble dryer, is adjacent to the kitchen.
The downstairs sleeping quarter is situated in the opposite wing of the house. The master bedroom which has a ensuite bathroom with bath and shower has glass doors leading to the courtyard. Further rooms on the ground floor include the children’s bedroom (with bunk bed), a large bathroom with a shower for two and a bath, and a living room. A second staircase leads to the first floor from the living room.
The two staircases lead to the two separate first floor wings. On the pool-facing side of the house, there is a living room with a pitched ceiling, sofas and a desk. Doors lead out to a furnished terrace, with spectacular views across the garden and pool to the sea.
A galleried landing, with a piano, links the living room with the first floor sleeping area which has four bedrooms (three doubles and a triple). The triple and one of the doubles overlook the courtyard and share a bathroom. One of the remaining two doubles has an ensuite and the other has its own bathroom. Several of these rooms have reduced-height pitched ceilings. There is also a study.
Beaches
Oikos has a strategic position so you can explore some of the best beaches in south Sicily. Jump in the car and head to the small seaside towns of Sampieri or Marina di Modica for a chilled-out day by the sea. Watersports enthusiasts will adore Pozzallo, which is famous for windsurfing. If you want beautiful small bays, head to Santa Maria del Focallo or Ciriga. For wide expanses of sand and extraordinary nature, the Vendicari Nature Reserve is the best. Walk through the park and reach the golden sandy beach and feel completely at peace!
Towns & Sights
This part of Sicily has so many beautiful towns and villages to explore. Siracusa is one of Sicily’s most popular towns thanks to its gorgeous town centre, its seafront position, its archaeology park, and much more. The Baroque towns of the Val di Noto are even closer to Oikos. Visit Ragusa and stroll through the narrow streets. Take a trip to Modica and taste the local chocolate, or be wowed by Scicli’s picturesque piazzas and churches. Seafront Marzamemi is also charming. Stop off for lunch in its pretty piazza full of restaurants.
Activities
To see the best sights in the area, a private tour of Siracusa and Noto, or Ragusa and Modica is a great choice. You’ll be taken to the highlights of the towns and get to know all the beauty and history of the area. South Sicily also produces some incredible wines, so a wine tour and tasting is a superb day out. Taste the wines, learn about the wine-making process, and enjoy a day at a winery! If you just want to relax at the villa, treat yourself to an in-villa cook service for lunch or dinner where all you have to do is enjoy the delicious food.

The 350kwh is an amount calculated on an average use at full capacity.
The pool is open to guests from 6th May to 23rd November.
If guests wish to request the pool to be heated during their stay, we ask that you let us know at least a week before your arrival, which gives the pool enough time to heat up. If this request is made too close to your arrival, we cannot guarantee that the pool will be warm for your holiday, but the same cost will be applied.
Water sports lessons are available on request. Enjoy windsurfing or surfing lessons in nearby Pozzallo (weather permitting).
Get to know the area by bike! You could rent bicycles, racing bikes or mountain bikes and you could also take part in guided cycle tours near Modica.
The nearby tennis court (300 m) can also be used.
